How to Prepare a Property for Demolition

A practical checklist for owners in the days before machinery arrives.

Empty the building

Remove belongings, stored material and anything of value. Once demolition begins, nothing inside can be retrieved.

Decide on salvage

List what should be recovered — doors, windows, grills, sanitary fittings, electrical fittings, tiles, wood, water tanks — and confirm whether you or the contractor removes them.

Disconnect services

Arrange safe disconnection of electricity, water and gas connections, and identify drainage lines. This should be completed before demolition starts, not during.

Inform neighbours and the association

Tell adjoining owners the expected dates and working hours. Where a layout or apartment association is involved, confirm its conditions on timings and debris movement in advance.

Clear access

Move parked vehicles, remove obstructions at the gate and confirm the approach road can take a tipper. Access problems are the most common cause of avoidable delay.

Confirm scope in writing

Agree demolition extent, whether foundations are included, debris trips, clearing and the handover condition of the plot before mobilisation.
